An exciting opportunity has arisen with one of New Zealand's largest property developers with approximately 1B worth of assets in real estate and infrastructure across NZ. With a focus on large-scale mixed-use property/projects including hotels, commercial, office, residential, and landmark property/projects, they are looking for a highly experienced Commercial Property Manager to join the team.

Tō tūranga hou | Your new role

You will be an experienced Commercial Property Manager who will assist with commercial leasing and property management across the Group's portfolio. Reporting directly to the company's Director, you will play a key part in the management of their commercial assets, and have two direct reports of your own in the form of a Property and Facilities Manager. You will additionally be responsible for:

  • Liaising with external agents and prospective tenants as required in relation to vacant commercial / retail spaces, and making recommendations to Directors in respect of lease proposals.
  • Establishing positive relationships with tenants and addressing any issues, including lease queries.
  • Maintenance of the Group’s leasing schedule and filing procedures for documentation.
  • Liaising with directors, tenants and valuers in relation to lease renewals and rent reviews and making recommendations to Directors.
  • Following agreed procedure in relation to overdue rental & ensuring tenant property recharges are properly calculated.
  • Ensuring the tenants vacating premises comply with reinstatement obligations, including liaising with internal lawyers and consultants as required.
  • Coordinate maintenance, repairs, and capital improvements to ensure properties are well-maintained and meet safety standards.
  • Perform routine facilities inspections and prepare reports. Ensure property building compliance and manage BWoF requirements.

  • At least 5 years proven Commercial Property Management experience here in NZ.
  • Good understanding of corporate/retail facilities' maintenance.
  • Extensive client and tenant relationship experience.
  • Experience in strategic and tactical negotiation of leases.
  • Proficiency in property management software and Microsoft Office suite.
  • Strong organisational and problem-solving abilities, with attention to detail.
